Payments

All bookings must be paid in full upon time of booking. All major credit cards are accepted, albeit payment via a bank transfer is preferred. All bookings must be done online via our secure payment gateway via 1000 Reasons website using Square. Direct Bank Transfer details are also provided should guests wish to make payments directly to our account. We do not accept cash on arrival to secure a booking under any circumstances.

Check-In

15:00 onwards. All guests will receive a text 24hours prior to check-in with a unique PIN Code to access the property security box.

Check-Out

Before 11:00am. Please return your remote control and key tag to the security box on departure.

Guests Permission

Only registered guests (prior to check-in) are permitted on the entire property. Non-registered people are not allowed on the property without express consent and prior discussion with your host. Absolutely no parties or events are permitted.

Wedding Parties
Whilst we welcome wedding groups, for security purposes, we request a list (full names and mobile numbers) for all individuals accessing the property, prior to their arrival. Please note a maximum of 10 persons (including our booked-in guests) are allowed on the property during your booking.

Outside of the maximum 4 allowable guests permitted (within the initial booking), there will be an additional $150 charge applicable to cover extra cleaning and sundry’s, along with a $500 refundable bond to cover any damages or loss should there be any. This must be paid at time of booking via a separate bank transfer.

In addition to the single lock-up garage for our guest’s car, we can accommodate a maximum of 3 cars at the end of our driveway in the designated parking bay area, cars are not to be parked in-front of the garage doors as access for all vehicles will be restricted.

Any additional cars will need to be parked off the property. Wedding party visitors are not permitted to park curbside or on our neighbours front gardens. We need to keep the street clear for emergency service vehicles should the need arise. Guests are reminded these are private properties and are asked to be courteous at all times and not to cause any obstruction. We suggest wedding party guests to park in the designated public parking area near the One Tree Hill Picnic Ground.

A detailed pdf will be emailed to you to forward onto your entourage with parking and direction details.

Our gardens may also be utilised for photos, if you wish.

Please keep noise levels to a minimum giving respect to ourselves and our neighbours.

There is a directional sign above the security box directing your guests towards 1000 Reasons. Please make sure your entourage know how to find you by emailing them our pdf. As we work from home, please ask your guests not to knock at our front door.

We do not permit children under the age of 5 years onto the property at anytime.

Smoking Policy

Our health & safety and that of all guests is of paramount importance, therefore all smoking (including E-Cigarettes) is totally forbidden indoors. Our property is fitted with the latest smoke detector technology and guests whom ignore this policy will be ejected immediately, without any monetary compensation. Additionally, a $300 cleaning fee will also be charged. Guests are asked to make use of the very comfortable deck area in order to smoke cigarettes and make use of the ashpot provided on the rear deck.

Additionally, if any cigarette butts are littered onto the ground within the property you will be charged the additional cleaning fee of $300. Please note the property is very close to our national parks and in a high fire danger area. Littering cigarette butts onto the ground will not be tolerated whatsoever. 

Pets

We are pet lovers but for sanitary and allergy reasons pets are not permitted. 

Children

We do accept children who are over 5 years of age, however due to sanitation and safety reasons we do not accept toddlers who are under 5 years of age or in nappies. Parents are responsible for any accidental spills or damage that occurs in respect of their children. Parents are required to supervise their children at all times.

Cancellation & Refund Policy by Guests

We understand that life happens and for whatever reason your trip maybe cancelled. Our cancellation policy is aimed at protecting our business while trying as best we can to help you in times of crisis. We trust our terms are as fair as possible for everyone. 

We encourage every guest to purchase comprehensive travel insurance to ensure no out of pocket expenses are incurred prior to travelling. 

Cancellation within 14 days of arrival – 100% Non refundable 

Cancellation outside of 14 days of arrival – 100% Refundable less a 20% administration fee

Covid Policies

Vaccination Policy

In order to keep our guests and our community safe and open, it is our policy to only accept guests who have been fully vaccinated. It is not required for children at this stage who are under 12 years old.

Hygiene & Cleaning Practices

The entire cottage is thoroughly sanitised and cleaned with each and every guest stay. This includes all door handles, light switches, remote controls and all high touch surfaces within the cottage. Soft furnishings are thoroughly sanitised and cleaned above 60C as per COVID safe guidelines recommended by the tourism industry.

Guest Contact

1000 Reasons B&B is a self check-in B&B. We’ll send you all the details 24-hours prior to your arrival via SMS with all your access details so there is no need to have any unnecessary contact with us. We do look forward to the day when we get to meet with our guests once again but for now enjoy your time with your loved ones.

Cancellation & Refund Policies

In the instance of government imposed lockdown, we have two options open for our guests who book directly via our 1000 Reasons website.

  1. You can choose to ask us to hold the booked nights in lieu for another date within 3 months of your booking date at no charge.
  2. Request a refund less a 20% administrative charge.

We appreciate the trust, you have placed in us in honouring our bookings. We take care to protect your hard earned money, while trying in these difficult times to protect our business as much as we are able.

In the event that you start to feel unwell and need to cancel your booking before or during your stay, then unfortunately we cannot provide a refund at short notice.

Keeping Everyone Safe

Once checked in, upon entry to the cottage please use the sanitiser provided to help stop the spread. Please repeat use of the sanitiser as you return to the cottage each time while visiting the region.

If you are experiencing any symptoms of Covid-19 then please get tested immediately. We can help direct you to the nearest testing clinic and provide you with a Rapid Antigen Test kit.

Gift Certificates

Our website utilises GiftUp ecards to administer special occasion gift giving. Each gift card is valid for 12 months from the date of purchase in which recipients can redeem their holiday certificate at 1000 Reasons B&B.

1000 Reasons Gift Cards are 100% non refundable or redeemable for cash.

Each gift certificate is given a unique code that needs to be recorded into our booking system upon booking to redeem the value of the certificate when booking your holiday. This code is displayed on the ecard email that was sent to the purchaser on the date of purchase. We recommend using Apple Wallet to ensure your gift certificate is kept safe.

GiftUp administration fee is 3.49% on top of the total value of the holiday gift certificate that is purchased by the purchaser. This transaction covers all administration and transaction fees issued by Square online secure payment gateway.

Gift certificates can be used for any services/items in our online shop.

All 1000 Reasons B&B terms and conditions apply to holiday vouchers.

Outdoor Cinema Package

Your hosts of 1000 Reasons B&B will set up the outdoor cinema at dusk and ensure everything is fully functioning so all you have to do is sit back and relax.

After your movie night(s) has finished for the evening, the projector and power cords must be brought indoors to protect it from any rain or moisture during the night. Additionally any blankets and cushions should be brought indoors or placed under the verandah out of the weather and night dampness.

Your hosts will remove the Outdoor Cinema the following morning unless a consecutive nights hire have been paid for.

In the event an additional night(s) hire is requested which is not consecutive to the initial hire, the standard $200/night hire is applicable.

Despite Melbournes weather, you should be fine, according to the Bureau of Meteorology the average number of ‘rainy days’ is ten in December, eight in January and just seven in February. Should inclement weather fall on your booked night, we will 100% fully refund your money or offer to move to another day during your stay at no extra charge.

Payments and deposits must be paid in advance of your arrival to our nominated bank account, or in addition to your booking on this website. If guests have made accomodation bookings through other online OTA websites such as Airbnb etc, payments can be made via direct deposit to our nominated bank account by sending an email to request bank details, and to book your outdoor cinema experience in.

Deposits will be returned on the day(s) after your movie experience once everything is returned in good working order.

You agree to read the instructions provided in the 1000 Reasons guest information booklet before use and to look after the equipment as if it were your own.

Apart from the built-in Netflix app, you can also bluetooth your device to the projector if you wish.

Cancellation, Refund & Part Reimbursement Policies by host

1000 Reasons location edges on the Dandenong Ranges National Park. There are very strict public safety considerations guests booking with us need to be aware of during summer months.

Australia’s fire danger warnings rate from Low – Moderate to Code Red (Catastrophic) The Dandenong Ranges is in a high fire danger area. However, we only experience less than a handful of days through the summer months where it reaches the Extreme fire danger warning. As a matter of public safety, it is not possible for guests to be on the property if an Extreme warning has been declared for that day. It is absolutely mandatory that guests be off of the mountain before 10am and not return before 7pm. In this case guests will be reimbursed $100 for any day(s) that the fire danger rating reaches Extreme & Catastrophic.

Should a guest breach any of our property rules or cause a disturbance to us or our neighbours, an immediate cancellation of your booking will occur. Absolutely no return of bond or refund of money for remainder of night stay(s) will be reimbursed.

Taxes or other surcharges

All pricing on our website are inclusive of 10% GST, if and where applicable. Australia does not charge a bed tax or environmental tax for self contained accommodation.

Airport Transfers

We can arrange a driver (with a private car) with your name on a placard awaiting your arrival at the airport, to bring you safely and directly to us should you require. Please note that 1000 Reasons is approximately 55minutes from the Melbourne Tullamarine Airport. During peak hour travel times there may be delays and additional costs to you may occur. 

Cleaning Fees

In the event that excessive dirtiness is left behind by a guest, an additional fee of $150 will be charged to their credit card. We have taken great care to select nice furnishings for the enjoyment of all guests and ask that guests treat 1000 Reasons with respect.

Guests are asked to refrain from using candles, burning incense, using wood burning fires, or smoking indoors. Should this occur a cleaning fee of $300 will apply.

Parties and disturbance

Under no circumstances is there to be excessive noise or other people permitted on the property. Should the police have to be called for whatever reason, an immediate cancellation of your booking will occur without any compensation or refund. 

Property Damage, theft and banned activities

Outside of normal wear and tear and within reason, any deliberate or otherwise damage to the property or its fixtures and fittings during a guests stay will be replaced new for old at the expense of the guest. We simply ask if any accidental damage happens that a guest notify us immediately so we can make immediate arrangements to get a replacement or repair. If a guest fails to notify us of any damage prior to checkout, a full replacement will be sought at the expense of the guest.

Should a guest wish to decide to take anything not belonging to them from 1000 Reasons property, then a replacement will be sought at the guests expense. 

Absolutely no outside fires or fire-pits are permitted on the property.

Guest are asked to refrain from cooking overly spiced foods indoors as spices permeate soft furnishings, and can be offensive to other guests staying with us. There is an outside BBQ with gas burner that can be used for spicy food cooking purposes.
