All bookings must be paid in full upon time of booking. All major credit cards are accepted except for American Express due to its high merchant fees that apply. All bookings must be done online via our secure payment gateway via 1000 Reasons website or with Paypal.
15:00 onwards All guests will be emailed a unique PIN Code to access the property 24/7, along with a 4-digit code.
Before 11:00 (Guest are asked to take out any rubbish to the outside bins upon leaving the property)
Only registered guests are permitted on the entire property. Non-registered people are not allowed in the property without consent from the owner.
Our health & safety and that of all guests is of paramount importance, therefore all smoking (including E-Cigarettes) is totally forbidden indoors. Our property is fitted with the latest smoke detector technology and guests whom ignore this policy will be ejected immediately, without any monetary compensation. Additionally, a $300 cleaning fee will also be charged. Guests are asked to make use of the very comfortable deck area in order to smoke cigarettes and make use of ashtrays provided. Additionally, if any cigarette butts are littered onto the ground within the property you will be charged the additional cleaning fee of $300. Please note the property is very close to our national parks and in a high fire danger area. Littering cigarette butts onto the ground will not be tolerated whatsoever.
We are pet lovers but for sanitary and allergy reasons pets are not permitted.
Cancellation & Refund Policy by guests
We understand that life happens and for whatever reason your trip maybe cancelled. Our cancellation policy is aimed at protecting our business while trying as best we can to help you in times of crisis. We trust our terms are as fair as possible for everyone.
We encourage every guest to purchase comprehensive travel insurance to ensure no out of pocket expenses are incurred prior to travelling.
Cancellation within 5 days of arrival – 100% Non refundable
Cancellation within 1 month of arrival – Refundable less 30%
Cancellation & Refund Policy by host
Cancellation by us may occur only if in case of fire danger, other natural disaster, or government implementation – A 100% refund will be given on day of cancellation by us.
Australia’s fire danger warnings rate from Low – Moderate to Code Red (Catastrophic) The Dandenong Ranges is in a high fire danger area. However, we only experience less than a handful of days through the summer months where it reaches the Extreme fire danger warning. As a matter of public safety, it is not possible for guests to be in the area if an Extreme warning has been declared for that day. In this case guests will be given a full refund for bookings landing on any day that fire danger rating reaches Extreme & Catastrophic.

In the event of any guest disturbance where police may have to be called, no refund will be given and guests will immediately be asked to vacate the property.
Taxes or other surcharges
10% GST is included in our accommodation pricing. Australia does not charge a bed tax or environmental tax for self contained accommodation.
We can arrange a driver (with a private car) with your name on a placard awaiting your arrival at the airport, to bring you safely and directly to us should you require. Please note that 1000 Reasons is approximately 55minutes from the Melbourne Tullamarine Airport. During peak hour travel times there may be delays and additional costs to you may occur.
In the event that excessive dirtiness is left behind by any guest, an additional fee of $180 will be charged to their credit card. We have taken great care to select nice furnishings for the enjoyment of all guests and ask that guests treat 1000 Reasons with respect.
Parties and disturbance
Under no circumstances is there to be excessive noise or other people permitted on the property. Should the police have to be called for whatever reason, a charge of $250 and immediate cancellation of your booking will occur without any compensation or refund.
Property Damage and theft
Outside of normal wear and tear and within reason, any deliberate or otherwise damage to the property or its fixtures and fittings during a guests stay will be replaces new for old at the expense of the guest. We simply ask if any accidental damage happens that a guest notify us immediately so we can make immediate arrangements to get a replacement or repair. If a guest fails to notify us of any damage prior to checkout still full replacement will be charged on your credit card.
Should a guest wish to decide to take anything not belonging to them from 1000 Reasons property, then a replacement will be sought at the guests expense.
Upon booking guests are required to provide their drivers licence or passport as identification. This can be recorded upon arrival or where online services are able to accept the identification on their portal.
